Short-term rental bookkeeping quickly became an area I love, because it requires more than simply categorizing bank transactions.
You have reservations, Airbnb payouts, cleaning fees, property expenses, management fees, owner statements, owner payouts — and multiple software systems all working together. My approach is to understand the entire financial flow: where the transaction started, how it moved through the system, and how it should ultimately appear in QuickBooks.
For property managers, I also work with Clearing for owner statements, and use reservation information from platforms like Hostaway and Airbnb to support accurate reporting.
